4 Dog Ranch is selling it's Golden Valley Property

If you are looking for a long term investment 4 Dog Ranch has a great opportunity for you.  Awesome Views from these parcels close to the Black Mountains and Mt Nutt Wilderness Area. They are located between paved Estrella and Egar, so they are 1/2 mile from the pavement.  The power and water are close by.  There is no one living on the adjoining parcels so they are very private.  If you want more info call 928 279 5865 and leave me a message since I can't always answer the phone.  I will call you back.

The APNs are 306-53-016A, 306-53-016B, and 306-53-016C.  The parcels are located at the corner of  Tapeats Dr and S. Elgin Rd in Golden Valley, AZ

The parcels are offered at $15,000 each.  At the top of the market we were offered $50,000 for one parcel and the county still values it at $33,000 per parcel.  So you see it is way below market value.  Our loss is your gain.

What beautiful and inspirational landscape. I love bouncing ideas off the distant mountains in the open landscape of possibilities. It's like a small second chance to do right by the earth. You mentioned that the power and water are close by. I ask as someone who lived in NYC for 25 years before coming out here for the last 10. My concept of driving is still "taxi!" or 'spend the extra money on the limo for Christ's sake.' I have some questions about the property as Sherwood and I are interested in at least one parcel. Your location close to the old Ford Proving Ground is perfect for us to use as a "hemp proving ground" for hemp building materials like hempcrete, hemp plastics, fiber boards, textiles, etc. www.hempmuseum.org What is your experience living in the area with solar, wind and other alternative energy power? What does this area have to offer that supports alternative energy, which would be a substantial long term savings from the property? What are the options regarding water? Can anybody drill a well or is it cheaper in the area to have water brought in? Are there water rights attached? What about the underground water source? How is the area zoned and what are the best links for building codes and other government regulations concerning the property? Over the years you and Bobby Dread have shared with us the bounty of your garden close to where this property is. Any special considerations to growing plants and how is the area on wild life? Thanks.

1. We have lived on Solar and Wind for over a decade and are very satisfied. You do have to be willing to live more in tune with nature if you use a small system such as we have. That means sleeping at night and awake with the sun so as to have power for the things you need. Or you can spend more money and get a larger system and use as much power as you want or can afford. It's really a great time to invest in solar and wind with all the rebates and credits. Thanks for asking I will write more later to answer your other questions.

This property looks like a great place to get back to nature and enjoy life. Stacie and I would love to live there when the kids are out of the house. What are the GPS coordinates?

Regarding water at the property: 1) It is located in the Golden Valley Improvement which means the property owners in the area decide by voting when and where to extend the current water lines. Most folks in the area haul their own water ( least expensive) or have it delivered (around $30 per 1500 gallons). When we bought the property the GVID said we could extend the water line that is there but would only have about 20psi so would still need a holding tank and a pressure pump. You can find out more at the county website http://www.co.mohave.az.us/ContentPage.aspx?id=128&cid=205 .

More on water: "All water within Arizona belongs to the state, but people can own the right to use water." You can see the full article at http://ag.arizona.edu/AZWATER/azmap/rights.html A well can be drilled at the property. Every person needs to decide according to how much water they plan on using if it is cost effective to drill a well.

The property is zoned Agricultural / Residential. You can find the county zoning information at http://resource.co.mohave.az.us/File/PlanningAndZoning/Mohave_County_Zoning_Ordinance.pdf Golden Valley Area Plan is at http://resource.co.mohave.az.us/File/PlanningAndZoning/GVAP.pdf
